Property Description

Villas TEC has 4 complexes with more than 140 apartments in total. The apartments have 3 bedrooms, 3 bathrooms and 2 covered parking spaces.

Tenants enjoy a common area, which is a very large terrace in each of the towers, it also has a small square in the center of the development where they can enjoy a nice pool and barbecue area.

Most of the tenants study at the Tec de Monterrey (Campus Monterrey).
Villas Tec is located behind Torres Tec.
Transfer time (walking) to campus is approximately 12 minutes.

The rent of the apartments varies depending on the following variables:
1. Duration of the contract and method of payment. The cheapest rent is when you pay in advance for your entire semester. The second cheapest option is to hire your apartment for a period of not less than 12 months, paying monthly.
2. Type of furniture and services included. All the apartments are furnished, however there are options with more expensive furniture than others, quantity and / or type of televisions, Internet service, etc. The rent does not cover the payment of services such as: water, electricity and gas. Some properties include Internet and / or pay TV. The deposit required is the equivalent of 1 month’s rent.

INTRODUCTION
The Board of Directors of Apartamentos del TEC, A.C. acting according to the powers conferred by the Assembly of Owners and the Condominium Regime that governs it, Public Deed No. 48,958 of December 6, 2011, with the powers granted by article 18 of the statutes of the association Civil has enacted the Internal Regulations contained in this document.
Within the principles established for the operation, the Board of Directors of the TEC Apartments, A. C, may eventually add, remove or revise the clauses that complement it, extending its conclusions to the Assembly of Owners.
Cooperation in compliance with these established Rules and Regulations, by each Owner / resident, will help ensure that Apartamentos del TEC, A.C. maintain the high level of quality in the “lifestyle” and offer an environment in which all Residents can enjoy an attractive and peaceful community life experience.
Compliance with these Rules and Regulations is a responsibility to be shared equally by all who reside and work at Apartamentos del TEC, A.C.

DEFINITIONS AND REGULATIONS

DISCIPLINE / NOISE
Each tenant and / or resident is responsible for the behavior of himself and his guests, and of taking care that noise does not affect other apartments. Extreme noise is prohibited: Music, screaming from the terrace and hallways and from inside the apartments after 00:00 hrs. Respecting the official Mexican standard 081ecol-1993 of 65 decibels maximum, otherwise, a sanction will be made which will be determined by the Board of Directors of Apartamentos del TEC, A.C.
The entrance to the condominium of mariachis, marching bands, musical groups, etc. is prohibited.
The tenant will be responsible for paying any damage caused by him or his guests inside and outside the facilities and other apartments of Apartamentos de VILLAS TEC, A.C.
Forbidden to pour cleaning substances or aggressive chemicals into the sanitary sewer and / or any of the common areas.
It is strictly forbidden to drink alcoholic beverages in common areas and parking lots, except with written permission from the Administration.
Any person outside the Villas TEC condominium must register in the main booth, leaving an identification for access while staying on the premises.
Visitors are prohibited from 00:00 to 6:00 AM, except in an emergency.
Any person outside the condominium must enter through the main surveillance door and not through any other place, introducing people to the condominium without registering them in a surveillance booth is a reason for legal complaint to the competent authorities.

2. PARTIES OR EVENTS

To all the tenants of Villas Tec, it is communicated that for any event or party, even being in their apartment, a permit is required from the administration or from a member of the Board of Directors of Apartamentos del VILLAS TEC, A.C.
Permission is required when more than 5 guests are invited to the Department
The person responsible for the event or party must fill out the form 24 hours before the event, as well as show the guest list, and leave a deposit of $ 500.00 (Five hundred pesos 00/100), which will be returned the day after the event, in case of not finding any anomaly both in elevators, stairs, walls and esplanade.
The maximum number of Guests for parties is as follows:
Pent House: 25 people
Apartments: 20 people
Esplanade area (in front of your building): 40 people
For all events, the hours allowed by the civil laws that govern the municipality of Monterrey are until 1:00 a.m., in case of requesting after 1:00 a.m., you must request permission from the
“PROCEDURES AND SERVICES OF THE MUNICIPALITY OF THE CITY OF MONTERREY”, (Municipal Law).
All Tenants must obey the instructions of the surveillance staff of both Villas Tec, as well as the Tec de Monterrey. In case of ignoring, Disciplinary Matters of the Tec de Monterrey will be reported and they will receive a fine of $2,000.00 (Two thousand pesos) plus repair damage, and will be banned for future events.
The person responsible for the event is responsible for any destruction, damage, deterioration of the Villas Tec property
Any violation of any of the points or of the internal regulations, is credited to the presence of the authorities of the TEC de Monterrey as well as the municipal authorities and the state of Nuevo Leon.
Any complaint related to Security, Cleaning or bad treatment of any of the employees, please make it to the administration.

3. WATCHMEN: ACTIONS TO FOLLOW

Do not receive passports, if the visitor does not bring another identification, let him / her pass, writing down the passport data and allow entry.
All special parcels or correspondence that requires a delivery signature, to be received in case the owners or tenants are not in their apartments.
What to do when there is a party or event without and with permission?
Talk with who organized the party to moderate the noise or with the tenants of the apartment, make them see that they do not have permission and for the good of all, reach an agreement of conformity and tranquility. In case of continuing with noise, scandal, turn off the elevator of the Tower. Use criteria.
In case of failure, after 1 A.M., turn off the department switch and remove fuses.
Proceed to evict the department, otherwise call the authorities and security TEC
If they leave dirty, report it immediately and record it in the report book.
Do not enter into discussion with guests and tenants, follow the regulations.

4. PHYSICAL SECURITY
It is strictly forbidden to sit on the railings of the balconies and stairs and / or perform any act that puts the physical integrity of any person at risk.
It is the responsibility of any tenant and / or resident to notify Reception and / or administration of any violation of this regulation.
It is not allowed to stay in areas of the esplanade between 1:00 AM to 6:00 AM
Daily, the quartermaster staff will pick up the trash from 8:00 a.m. at 11:00 a.m. and the garbage should be deposited in bags that do not have liquids that drain and stain the floor.
It is strictly prohibited to provide copies of keys to people outside the building, doing so will be a reason for warning or reporting where appropriate.
In case of theft or damage in the apartment, the tenant will be responsible and must cover or repair the damage caused, immediately report to the administration
Any action contrary to this regulation of a guest and / or provider, will be at the expense and account of the tenant who invited and / or requested the service.
In the event that the tenant does not adhere to the regulations or does not comply with his obligations, he may cause the following:
a) Internal report with the administration of Villas Tec and the Board of Directors of Apartamentos del TEC, A.C.
External report with the Department of Disciplinary Affairs of Tec de Monterrey.
b) Report to Municipal Public Security
c) Financial sanction, which will be determined by the Board of Directors of Apartamentos from VILLAS TEC, A.C.
d) Forced unemployment of VILLAS TEC A.C. Apartments in the event that the Board of Directors of Apartamentos from VILLAS TEC, A.C.
It is strictly forbidden to drink intoxicating drinks or social gatherings in the parking area, stairs, and common areas of Villas TEC.

5. ELEVATORS
The elevators will be turned off on weekends (Fridays and Saturdays) and holidays between 00:00 a.m. to 6:00 a.m.

6. REQUIREMENTS FOR MOVING
To make the move-in, the owner and / or tenant is required to have the agreement from administration.
a)The Administrator will be notified in advance of the scheduled date of said move. The use of the elevator will be limited to its capacity, taking care to preserve its condition. The misuse of the elevator by any tenant, owner or guest of the above will be sanctioned.
b) In case the move is made by a tenant it will require a written approval from the owner.

7. PETS
It is not allowed to have a pet and / or live animals, only fish tanks that can be controlled by the owner or tenant.

8. TENANT’S OBLIGATIONS
When leaving or entering buildings, close every door in your path, regardless of whether you have found it open, remembering that it is everyone’s responsibility to maintain security.
Do not open the access doors to unknown people or people outside VILLAS DEL TEC AC.
Do not admit any person, even if they say that they come from the administration. The administration will notify in advance any matter or requirement for the apartment.
Repair, replace, get someone to fix everything that results from use or misuse in your department.
Pay and keep current the expenses generated by its services.
Do not rent the apartment without the owner’s consent.
Maintain an atmosphere of morality and tranquility where party plan meetings will only be allowed without exceeding 5 people, only within the department and keeping the rules of not affecting third parties, in case of not respecting this determination the Receptionist will make a call to Attention and if they are not followed, the corresponding reports will be made.

Deposit garbage in bags and in containers. Do not leave trash outside apartments, stairs, parking lots, or in common areas.

Failure to provide copies of keys to people outside the building, doing so will be cause for warning or report where appropriate.
Cover in time and form the obligations contracted in the lease (Rent Payment, Good Use of Personal Property, etc.)
Any damage or misuse of the apartments and / or buildings within the APARTAMENTOS DE VILLAS TEC A.C. made by the tenant or guests will be deducted from the deposit you have in your contract, to repair the damage.

9. CLEANING SERVICES
His responsibilities are:
Keep all common areas of VILLAS DEL TEC, A.C. in good cleaning condition. which includes elevators, hallways, stairs, etc.
The managers of Cleaning should not collect the garbage from the tenants under any circumstances or make personal orders and can be hired to carry out any repair or cleaning after their working hours.
They must report any anomaly related to cleaning to the Administration
Trash cans should be kept clean according to the administration’s annual schedule.

10. FIRE SAFETY REGULATION
All condo owners must be familiar with the building’s security plans.
It is recommended that each Condo owner have a working fire extinguisher in their apartment.

11. SIGNS FOR TENANT CARS
All tenant cars must carry a sign to enter the Villas Tec condominium.
This Decal (sign) is not transferable. It is for the exclusive use of the person assigned by VILLAS del TEC, A.C.
All cars outside the Condominium must be parked outside Villas Tec.
In the event that the holder of the Decal changes address, or leaves the condominium, you must notify the administration or its owner of the apartment.
The holder of the Decal accepts the good use of it as well as the internal regulations
The maximum speed allowed is 15 km / hr.

12. MISCELLANEOUS WORKS
The works within the departments are for the account of the Owner and / or User.

The Condominium is not responsible for damage done to the facilities by external contractors, if they exist, they will be settled by the Owner.

13. PARKING AREA
Every Department has 2 parking lots assigned to its department, which are identified.
The cars that are parked in a prohibited place and / or in a parking lot that is not assigned or occupying more than its allowed area, will be towed at cost to the Owner and / or User.
Cars that are out of service should not be parked inside the property.
Parking spaces should be used only for this purpose and not as a storage area.
Visitor parking lots, should not be used for long periods of time by condo owners or by cars that are out of service.

14. GRATIFICATIONS
VILLAS TEC has a no-tip policy. This is so that the Owners do not feel that they have to give any gratification to the employees for the normal services they perform as employees of the Condominium.
For work carried out outside normal working hours or on special occasions, tips will be given according to the Condo owner, at their own discretion and decision.

15. PERSONAL SERVICES
During the working hours, the employees of the condominium will not be able to provide special services to the Owners (driver, wash cars, etc.), but it may be agreed to carry out these works outside the hours of the employee and the payment for these services must be Perform personally between the employee and the Condo owner.
Employees are allowed to help or support tenants in minor jobs, such as carrying jugs of water, helping to carry a suitcase, minor arrangements by notifying management first.

16. HYGIENE AND SAFETY
The Board of Directors of Torres in Condominio TEC, A.C. must carry out a monthly review and inspection of opportunity areas.

17. OWNER’S RESPONSIBILITIES
All owners have the obligation to include the internal regulations in their contracts.
Every owner must have a minimum liability insurance
It is the obligation of each owner to make repairs that harm their neighbors (water leaks, drains, etc.)

EMERGENCY PLAN IN CASE OF FIRE
A team of people should be organized among the Owners and with the advice of the Security personnel so that in the event of an emergency, they are in charge of directing the rest of the Owners and building personnel on their way to a safety area.
Sporadic emergency drills should be planned so that everyone is aware of the procedures to follow during an event.
During the incident, assist anyone who needs help in the fire area. Take her to a safe place , and wait for instructions. If there is smoke on the lower floors, continue going down, if necessary, to the exterior of the building. DO NOT USE ELEVATORS.
From a safe location call the fire department and report the fire, be prepared to give the name of the building (VILLASTEC), the address, the floor where the fire started, your name and the phone number of the person calling.
DO NOT USE THE ELEVATORS

18. VALIDITY
This internal regulation, was unanimously approved in an ordinary meeting of February 15, 2013, is in force until further notice.
The scope of this internal regulation is for the entire Condominium of Apartamentos de VillasTec.
These internal regulations must be registered in the public registry of the property, after the meeting of the change of the Board of Directors.
