Property Description

Torres TEC is a complex of 11 apartment towers located in front of Tec de Monterrey football field (Campus Monterrey). In each of the towers we find 8 apartments and a Penthouse.

There are two types of apartments: a) Apartments with 3 bedrooms, with 2 full bathrooms. Each apartment has a pleasant terrace that overlooks the common area of ​​the garden and the pool. The extension of the apartments is 118 square meters.

b) The 11 Penthouses available at TorresTEC have 4 bedrooms, 3 full bathrooms, with an extension of 236 square meters; The PentHouses have a spectacular terrace with panoramic views towards the Cerro de la Silla. The Penthouses are located on the top floor of each of the 11 towers from TorresTEC.

Torres in TEC A.C. Condominium

INTRODUCTION

The Board of Directors of Torres in Condominio TEC, A.C. acting in accordance with the powers conferred by the Assembly of Owners and the Condominium Regime that governs it, in Public Deed No. 64387 of August 29, 2017, folio 179105, BOOK 896, with the powers granted by the Article 18 of the statutes of the civil association has promulgated the Internal Regulations contained in this document; and unanimously authorized at the Owners Assembly held on August 8, 2017.

Within the principles established for the operation, the Board of Directors of Torres in Condominium TEC, A. C, may eventually add, delete or revise the clauses that complement it, extending its conclusions to the Assembly of Owners.

Cooperation in compliance with these established Rules and Regulations, by each Owner / resident, will help ensure that Torres in Condominio TEC, A.C. maintain the high level of quality in the “lifestyle” and offer an environment in which all Residents can enjoy an attractive and peaceful community life experience.

Compliance with these Rules and Regulations is a responsibility to be shared by all who live and work in Torres at Condominio TEC, A.C.

DEFINITIONS AND REGULATIONS

DISCIPLINE / NOISE

Each tenant and / or resident is responsible for the behavior of himself and his guests, and of taking care that noise does not affect other apartments. Extreme noise is prohibited: Music, screaming from the terrace and hallways and from inside the apartments after 00:00 hrs. Respecting the official Mexican standard 081ecol-1993 of 65 decibels maximum, otherwise, a sanction will be made which will be determined by the Board of Directors of Torres in Condominio TEC, A.C.
The tenant will be responsible for paying any damage caused by him or his guests within the facilities and other apartments of Torres in Condominio TEC, A.C.
Forbidden to pour cleaning substances or aggressive chemicals into the sanitary sewer and / or any of the common areas
It is strictly forbidden to drink alcoholic beverages in common areas and parking lots with the exception of having an Administration permit.
It is forbidden to introduce people outside the condominium without registering them in the guardhouse or that they enter by the parking lots. Introducing people as mentioned in the last paragraph, is a reason for being reported to the the Board of Directors of Torres at Condominio Tec A.C.

The parties will be held only with written permission and authorized by the administration and / or the Vo. Bo. of a member of the Board of Directors.
Any person outside the Torres TEC condominium must register in the main booth, leaving an identification for access while remaining on the premises.
Visitors are prohibited from 1:00 AM to 6:00 AM, except in case of emergency.
Any person invited by any tenant or owner must enter through the front door and not through parking lots or other doors other than the security door.

PARTIES OR EVENTS

All Torres Tec tenants are informed that for any event or party, even being in their apartment, a permit is required from the administration or from a member of the Torres Board of Directors in Condominio Tec, A.C.
Permission is required when more than 5 guests are in the apartment.
The person responsible for the event or party must fill out the form 24 hours before the event, as well as show the guest list, and pay the amount of $ 500.00 (five hundred pesos 00/100) which will be the charge for the permit, and the administration will deliver the receipt with the deposit slip.
In case of finding anomalies both in elevators, stairs, plaza or other places, a fine is awarded according to the damage caused to the condominium.
All guests or people outside the condominium must register at the front door and leave an identification
The maximum number of Guests for parties is as follows:
Pent House: 20 people
Department: 15 people
Small square area (in front of Administration.): 25 people

For all events, the hours allowed by the civil laws that govern the municipality of Monterrey are until 1:00 AM on weekends. In case of requesting after 1:00 AM, you must request permission in “PROCEDURES AND SERVICES OF THE MUNICIPALITY OF THE CITY OF MONTERREY ”, (Municipal Law).
All Tenants must obey the instructions of the surveillance staff of both Torres Tec, as well as the TEC de Monterrey, in case of ignoring Disciplinary Issues the person will be reported to the authorities from Tec de Monterrey.
The organizer of the event is responsible for any destruction, damage, deterioration of the Torres Tec property
Any violation of the points or of the internal regulations, is credited to the presence of the authorities both of the state, as well as the TEC of Monterrey
Any complaint related to Security, Cleaning or mistreatment of any of the employees, please proceed reporting the issue to the administration.
In case that the event requires the police authorities, or Tec security, he receives a fine of $ 2,000. (Two thousand pesos 00 / 100M.N.) To $ 10,000 (ten thousand pesos 00/100 M.N.) for the consideration of the Board of Directors and will be banned for future events.
The person in charge of the event may not introduce sound equipment, a musical group, a DJ, bands or any group that increases the decibels allowed by the municipality.

PHYSICAL SECURITY

It is strictly prohibited for safety to sit on the railings of the balconies and stairs.
It is prohibited to carry out any act that puts the physical integrity of any person at risk.
It is the responsibility of any tenant and / or resident to notify the reception and / or administration of any violation of this regulation.
It is not allowed to stay in areas of the plaza between 1:00 a.m. at 6:00 A.M.
Deposit garbage in bags and in containers. Never leave trash outside the apartment, or in common areas. Trash can be removed no more than 6 hours before the collection truck passes. (collector 7:30 am. Tuesday, Thursday and Saturday)
It is strictly prohibited to provide copies of keys or access cards to people outside the building, doing so will be a reason for warning or reporting when appropriate.
In case of theft or damage in the apartment, the tenant will be responsible and must cover or repair the damage, and must immediately report the issue to the administration
Any action contrary to this regulation of a guest and / or provider, will be at the expense and account of the tenant who invited and / or requested the service.
In the event that the tenant does not adhere to the regulations or does not comply with his obligations, he may cause the following:
Internal report with the management of Torres Tec and the Board of Directors of Torres in Condominio TEC, A.C.
External report with the Department of Disciplinary Affairs of the Tec de Monterrey.
Report to Municipal Public Security.
Economic sanction, which will be determined by the Board of Directors of Torres in Condominio TEC, A.C.
Forced unemployment of Torres in Condominium TEC A.C., in case the Board of Directors of Torres in Condominium TEC, A.C. deserves it.
It is strictly forbidden to drink intoxicating beverages or social gatherings in the stair parking area and common areas of Torres TEC.

ELEVATORS

The elevators will be turned off on weekends on Fridays, Saturdays and holidays, between 11:45 PM to 3:00 AM.

MOVE-IN REQUIREMENTS

To make the move, the owner and / or tenant is required the approval from the administrations prior to the move-in.

a. The Administrator will be notified in advance of the scheduled date of the move-in.. The use of the elevator will be limited to its capacity, taking care to preserve its condition. The misuse of the elevator by any tenant, owner or guest of the above will be sanctioned by the Board of Directors.
b. In case the move is made by a tenant it will require a written approval from the owner.

PETS

FOR NO REASON AND WITHOUT ANY EXCEPTION: It is not allowed to have a pet and / or live animals, only fish tanks that can be controlled by the owner or tenant.
In the event that a tenant is caught with an animal, immediate notice will be given to the owner of the apartment, and written notice will be given to dispose of that animal within a period of 7 days.
At the end of the period of 7 days granted, a review of the property will be carried out, by the administration together with the owner of the apartment, if there are indications that the animal still lives there, a fine of $ 2,000 pesos (two thousand pesos) will be applied monthly, until the reliable verification of the eviction of the animal.

TENANT’S OBLIGATIONS

When leaving or entering buildings, close every door in your path, regardless of whether you have found it open, remembering that it is everyone’s responsibility to maintain security.
Do not open the access doors to UNKNOWN people to TORRES TEC
Repair, replace, get someone to fix it, everything that results from use or misuse in your apartment and / or rooftop water tank
Pay and keep current the expenses generated by its services.
Do not rent the apartment without the owner’s consent.
Maintain an atmosphere of morality and tranquility where party plan meetings will only be allowed without exceeding 15 people, only within the apartment and keeping the rules of not affecting third parties, in case of not respecting this determination the receptionist will make a call of Attention and if they are not followed, the corresponding reports will be made.

Pay in time and form the obligations contracted in the lease (Rent Payment, Good Use of Personal Property, etc.)
Any damage or misuse of the apartments and / or buildings within the area of ​​TORRES EN CONDOMINIO TEC A.C. made by the tenant or guests will be deducted from the deposit you have in your contract, to repair the damage.
The person who is surprised leaving the garbage outside his apartment or on the stairs, parking lot or any other place than the one indicated, the first time will receive a warning, the second time a fine of $ 500 pesos, the third time it will be $ 1000 pesos and so on.
It is totally forbidden to invite people from outside the condominium to use the pool and / or gym facilities, a fine of $ 2,000.00 pesos (two thousand pesos) will be applied.

CLEANING SERVICES

The responsibilities from the personnel are: To keep all common areas of TORRES EN CONDOMINIO TEC, A.C. in good cleaning condition. which includes elevators, hallways, stairs, etc.
Cleaning personnel should not pick up trash from tenants under any circumstances or make personal orders. They can be hired to carry out some repair or cleaning at check-out hours (3:00 PM)
They must report any anomaly related to cleaning to the Administration.
Trash cans should be kept clean in accordance with the administration’s annual schedule.

FIRE SAFETY REGULATION

All condo owners must be familiar with the building’s security plans.
It is recommended that each Condo owner have a working fire extinguisher in their apartment.
Place smoke detectors, minimum in the kitchen of each department.
Natural Christmas pines are strictly prohibited. The series of bulbs must be with UL fire specification.
Every owner must have an insurance policy

ACCESS CONTROL CARDS

a.Every department is entitled to 4 free access cards with the exception of PentHouse who are entitled to 5.
b.Any additional card has a cost of $ 100.00 (One hundred pesos 00/100 M.N.).
c. Each card is not transferable. It is for the exclusive use of the person assigned by Torres at Condominio Tec, A.C.
d.Every person outside the Condominium, must register in the main booth leaving an identification for access while staying on the premises and. In the event that the cardholder changes address or leaves the condominium, he must deliver the access card to the administration or to its owner.
F. The cardholder accepts the good use of the card, as well as the internal regulations
g. The tenant who is surprised introducing people outside the Condominium will be reported to the authorities since it is a crime to put the rest of the population of Torres in Condominio Tec, A.C. at risk.

OTHER WORKS

The works within the departments are for the account of the Owner and / or User.
The Condominium is not responsible for damage done to the facilities by external contractors, if they exist, they will be settled by the Owner.
All damages within its apartment, as well as the external corridor between two departments, is the responsibility of the owner.

PARKING AREA

All apartments have 2 (two) parking spaces assigned to their apartment, which are exclusive for tenants and landlords, visitors will not be able to use the tenants’ parking lots, unless they are registered with the Administration.
The cars that are parked in a prohibited place, in a parking lot that has not been assigned, or occupying more than its allowed area, will be towed at cost to the Owner and / or User.
Cars that are out of service should not be parked inside the property.
Parking spaces should be used only for this purpose and not as a storage area.
Buildings with visitor parking lots should not be used for long periods of time by cars from other buildings or by cars that are out of service. The visitors lots are exclusive to your own building. Tower 4 does not have visitor drawers (exclusive) so they should not use those of other towers.
The infringement of any of the previous points, will be credited with a fine of $ 500 pesos or the one designated by the Board of Directors.

GRATIFICATIONS

a) TORRES TEC has a no-tip policy. This is so that the Owners do not feel that they have to give some gratification to the employees for the normal services they perform as building employees.
b) For work carried out outside normal working hours or on special occasions, tips will be given according to the terms of the Owner, at their own discretion and decision.

PERSONAL SERVICES

During the working hours, the employees of the condominium will not be able to provide special services to the Owners (driver, wash cars, etc.), but it may be agreed to carry out these works outside the hours of the employee and the payment for these services must be performed personally between the employee and the Condo owner.

HYGIENE AND SAFETY

The Board of Directors of Torres in Condominio TEC, A.C. must carry out a monthly review and inspection of opportunity areas where objectives to be carried out by the administration are established, which will be qualified in time and cost.

OWNER’S RESPONSIBILITIES

All owners have the obligation to include in their contracts the current internal regulations 2017.
It is the obligation of each owner to make the payment of fees monthly, before the 10th of each month.
It is the obligation of each owner to have an insurance policy for their apartment, minimum liability.
For those owners delinquent in their maintenance fees, greater than two monthly payments, they will be charged a monthly fine of $ 500 pesos.
It is the obligation of each owner to make repairs that harm their neighbors (water leaks, drains, water tanks, etc.)
The standard apartments of 118 m2, have a maximum capacity of 4 tenants. When the landlord rents more than 4 tenants, the landlord must pay a maintenance fee increase of $ 500 pesos for each additional tenant. And for the PentHouse apartments they have a maximum capacity of 5 tenants, in the same way they will be charged a monthly fee of $ 500 pesos for each additional tenant.

EMERGENCY PLAN IN CASE OF FIRE

A team of people should be organized among the Owners and with the advice of the Security personnel so that, in the event of an emergency, they are in charge of directing the rest of the Owners and building personnel on their way to a safe area.

Sporadic emergency drills should be planned so that everyone is aware of the procedures to follow during an event.

1. During the incident, assist anyone who needs help in the area of ​​the fire. Take her to a safe place, and wait for instructions. If there is smoke on the lower floors, continue going down, if necessary, to the exterior of the building. DO NOT USE ELEVATORS.

2. From a safe place, call the fire department and report the fire, be prepared to give the name of the building (TORRES TEC), the address, the floor where the fire started, your name and the telephone number of the one that is calling.

DO NOT USE THE ELEVATORS

POOL REGULATION

The pool is for the exclusive use of tenants, who must be registered in the administration database, not invited.
Pool hours are 6:00 a.m. at 9:00 p.m., every day.
The people who use the pool are at their own risk using the facilities since there is not a save guard on duty.
Smoking, eating food, consuming alcoholic beverages in and / or around the pool are not allowed, nor is the use of glass containers inside and outside or around the perimeter of the pool.

GYM REGULATION

Management is not responsible for loss of forgotten items in the gym
The gym is for the exclusive use of Torres Tec tenants and / or owners, not guests or people outside Torres TEC
The GYM schedule is from Monday to Saturday from 6:00 a.m. to 10:00 p.m. and on Sundays requesting permission from the guard on duty.
People who use the gym are at their own risk.
Smoking, consuming alcoholic beverages inside the gym is not allowed.
It is not allowed to remove any equipment or weights from the gym
When using the weights, you must leave them in place
