The apartment complex is located to the west of the TEC de Monterrey, just 7 minutes walk from the Monterrey Campus.
PONIENTE I CON PATAGONIA, is a fully furnished apartment complex, ideal for Tec students and young professionals looking for a safe, comfortable and modern place to live at affordable prices.
In PONIENTE I CON PATAGONIA there are two types of units: 3-room apartment and 3-room “Penthouses”. The difference between the apartments and the PH, is that the PH have a larger terrace.
The apartments and PH, have 3 bedrooms and 3 bathrooms, the size of the apartments begins at 107 M2, with two levels of covered parking where each apartment has the right to use two parking lots.
It has a very nice barbecue area, infinity pool, surveillance house and closed circuit cameras.
In order to have a pleasant stay in this building, you are invited to comply with the following regulations:
I.- Each condominium owner is obliged to use the department in a calm, orderly manner, in accordance with morality and good customs.
a) It is forbidden to hang clothes or other objects on window rails, terrace and hallways, nor can these be used as seats or stairs to jump.
b) Any damage in your department. Please stop by the building administration to report it.
II.- All visitors must register in a security booth.
a) They must notify the temporary visit of a family member, (parents, grandparents, brothers, cousins, uncles, etc.) This is for their own safety and to have control of the residents.
b) In case of celebrating an event, they must notify it in administration two days in advance and provide a guest list to control access, only a maximum of 15 people are allowed within each department (exception of pent-house with terrace in which a maximum of 30 people is allowed.) Avoid us the penalty of prohibiting the entrance of any of your guests.
c) The hours for these events are from 6 pm to 2 am where loud sound devices that interfere with other owners are prohibited.
d) People are not allowed to enter while intoxicated or under the influence of a narcotic.
III.- Only small breed pets are allowed.
Traveling with pets through common areas and hallways is prohibited, damaging the cleanliness of the building and its good appearance, as well as disturbing owners with pets.
IV.- It is prohibited to leave garbage outside your apartment or in the hallways.
Please drop the garbage into the containers that are located on Calle Patagonia.
It is forbidden to lower the garbage bags by the elevator, this is in order to avoid stains and bad odors in it.
V.- Respect the parking spaces assigned to your department. (2 parking lots).
a) Excessive use of the horn is prohibited.
b) The allowed speed limit is 10 km / h in the parking area.
c) Access cards and access controls to parking lots are for the exclusive use of residents, whoever is caught misusing them will be penalized.
d) The owner will be responsible for the damages caused by him to other vehicles. The condominium will not be responsible for damage or theft to vehicles left on the street.
e) It is prohibited to make repairs in the parking area (except in cases of extreme force or emergency) neither to use it as a mechanical workshop.
f) Access to vehicles that do not carry their identification badge will also be denied.
g) It is prohibited to obstruct the exit to any other vehicle.
VI.- It is forbidden to misuse the elevators, as well as to transport any type of furniture to the apartments.
VI.- POOL AREA
The hours for the use of the pool will be from 10:00 am to 10:00 pm. From Tuesday to Sunday.
Only three (3) guests per department are allowed from Monday to Thursday. FRIDAY, SATURDAY AND SUNDAY ARE RESERVED FOR THE EXCLUSIVE USE OF RESIDENTS.
Mandatory use of swimsuit.
It is strictly prohibited to introduce any glass container (glass, bottle, etc.) into the pool area.
Drinks are not allowed inside the pool.
Pets are not allowed in the area.
Violent games that can harm the physical integrity of people are not allowed.
Immoral acts are not allowed in the pool area, out of respect for other owners.
Residents will be responsible for collecting the garbage generated by them and by their guests, they must leave the area clean.
In the event that any guest incurs the lack of this regulation, the fine will be fully credited to the tenant.
High volume devices are not allowed in the pool area.
Do not go barefoot into the pool area, as getting into the water makes it easier to get dirty.
The administration is not responsible for forgotten objects in the area.
Access to the pool area will be restricted to owners who do not comply with the regulations, as well as those who are not up to date with the payment of their rent and / or maintenance fees.
In case of non-compliance with any of the aforementioned provisions, the owner will be obliged to comply with them, and to pay the corresponding sanctions and fines. All this is with the desire of a better stay of the owners in this building.
